What is the latest Greece Golden Visa policy?

From 1 September 2024, Greece runs three parallel investment tiers:

  • €800,000 (USD 880,000) tier: core Athens (north, center, south), Thessaloniki, and hot islands (Santorini, Mykonos, etc.) — one property, 120㎡+
  • €400,000 (USD 440,000) tier: less central Athens areas and secondary cities — one property, 120㎡+
  • €250,000 (USD 275,000) tier: commercial-to-residential or heritage restoration — no area or size limit; lowest ticket for three-generation permanent residence
If you cannot work locally, how do you live in Greece?

"Cannot work" means you may not take a local Greek job that displaces residents — but you can work for a non-Greek employer, start a company (with a Greek legal representative), or live on rental income.

Can you sell the property later? Does it affect status?

The property used for the initial application must be held to maintain residence (property and status are linked). After EU long-term residence or citizenship eligibility, you may sell without affecting status.

Must the applicant transfer funds personally?

Transfers from the principal’s personal account are clearest, but Greece also accepts transfers from close relatives (spouse, parents) with relationship evidence at transfer.

Greece taxes worldwide income — will overseas income be taxed?

Worldwide taxation applies to Greek tax residents, judged mainly by days of presence. Holding a residence card without long stays usually does not create tax residency.

How is Greek healthcare? Are you covered if ill?

Public health insurance (about €100–600/year, ~USD 110–660) covers full public care; private insurance (~€200/year, ~USD 220, immigration requirement) complements it for 24/7 coverage. Under the "pharmacy separation" system, medicines are inexpensive (common drugs about €1–5, ~USD 1–6; antibiotics typically under €7, ~USD 8).
